Three Key Steps in Value Engineering

1. Acquiring Information

In this stage, we collect all the data relevant to your project – your objectives, your quality criteria, and your definition of value. We identify the key elements of the proposed structure and understand and analyze the functions of these elements. We try to get a clear idea as to what we are expected to deliver and how we could do it while reducing the costs and improving the overall efficiency and quality.

2. Analyzing Information

In this stage, our experts analyze all the information and try to come up with an alternative, cost-effective solutions for delivering the functions of the key elements identified in the previous step. Our focus in this stage is to come up with cost-cutting solutions for each stage of the project – planning, design, material acquisition, and construction.

3. Developing Proposals

In this stage, we evaluate the solutions and ideas we came up with in the previous step, consider their merits and demerits, and determine which are workable, which are not workable, which are likely to reduce costs in the short term, and which are likely to reduce costs in the long term.

We then develop these ideas into workable proposals and present them to you. You can take a look at the proposals, consider their pros and cons, and tell us the ones you want to be incorporated into your construction project.

Value Engineering ≠ Cost Cutting

Many are of the opinion that value engineering is all about cutting costs upfront. It is a faulty notion, owing to which many developers and contractors willingly sacrifice quality for immediate cost savings.

Value engineering is about hiring the best professionals, using quality materials and equipment, employing the best practices, and delivering the right results, while trying to reduce costs to the extent possible. The emphasis on cost reduction does not limit the innovation involved in construction practices or the quality of the end product.

For instance, we might recommend using less expensive alternatives to certain construction materials and equipment. However, we will do so only if we are sure that the substitution will not lead to a reduction in quality. Similarly, when we propose a change in design, we only do so if we are sure that it will not affect the quality, safety, structural integrity, performance, and lifespan of the proposed structure in any way.

In many cases, you might not be able to save money right away. In the long term, however, our value engineering approach will pay off greatly as it will reduce the maintenance and operational costs significantly, resulting in more savings for you.
